The dismissal of a significant lawsuit by Compass International Holdings against Zillow marks a notable shift in the real estate landscape. This decision, announced on Wednesday, follows months of legal contention regarding Zillow’s Listing Access Standards, which restrict listings not widely available through the MLS.
Compass' lawsuit was filed in June and stemmed from conflicts between its three-phase marketing strategy and Zillow's policies. The company dropped the case without prejudice, leaving open the possibility of re-filing in the future. This move coincided with comments from Compass Chairman and CEO Robert Reffkin, who indicated a willingness to collaborate after Zillow updated its approach to pre-market listings.
In a social media post, Reffkin acknowledged Zillow’s new “Preview” product as a pivotal factor in the decision to dismiss the lawsuit. He emphasized the importance of providing homeowners with diverse marketing options. Zillow, responding to the dismissal, stated that the claims had no merit and reiterated its stance against private listing networks.
